Our Fees and Services
Renting through Oakwood, we make sure we give you the highest standard of service. We will guide you through the renting process ensuring you understand what you are signing for and what you are responsible for during your tenancy.
Our Fees and Services
We appreciate landlords have different requirements from their letting agent. Oakwood Property Management offers three levels of service to suit.
|Letting Only||6% (of annual rent)|
|Letting & Rent Collection (% of rent received)||8% (of monthly rent)|
|Letting, Rent Collection & Property Management (% of rent received)||10%|
NB. These charges are due during the initial agreed term of the tenancy and any extensions of the tenancy.
Please be aware that if we arrange a tenancy for you it may be subject to any of the following fees.
|Tenancy Agreement Fee – this fee is charged for the drawing up of the tenancy agreements at the start of the tenancy.||25% of monthly rent (minimum £150.00)|
|Deposit holding fee – this is a fee charged if a landlord wishes Oakwood Property Management to hold the tenant’s deposit. The deposit will be registered with the TDS tenancy deposit scheme.||£50.00 per tenancy.|
|Inventory fee – Landlords will be expected to pay the cost of an inventory check-in at the start of the tenancy. The cost of this will vary depending on the size of the property and the level of furnishing and is determined by the independent inventory company being instructed. The cost will be agreed with you in advance.||Typically, between £70 and £180 per tenancy depending on the property size and level of furnishing.|
|Renewal memorandum fee – this fee is charged for drawing up the renewal documents if a tenant agrees to extend the tenancy for a further term after the initial term.||£70.00 per tenancy renewal|
|Addenda or memoranda fee – this fee is charged during a tenancy when a landlord requests a variation to the tenancy agreement which requires an addendum or memorandum to be drawn up.||£90.00 per memorandum or addendum|
For a landlord there may also be some initial fees when preparing a property for a new tenancy. The fees below are not exact and will depend on the contractor instructed but can be used as a guide.
Energy Performance Certificate (EPC): Approx. £60 (valid for 10 years for letting purposes).
Gas Safety Certificate: Approx. £90 (valid for 12 months).
Client Money Protection
Oakwood Property Management is a member of arla property mark Client Money Protection Scheme.
Oakwood Property Management is a member of The Property Ombudsman (TPOS).
